Housing in Penedès Becomes More Expensive in Both Sales and Rentals

Housing prices in the Alt and Baix Penedès regions have continued their surge over the past year, impacting both property sales and rental agreements.

The upward trend in the Penedès real estate market remains strong, according to the latest data from the Mancomunitat Penedès-Garraf. Both the purchase of new and second-hand properties, as well as rental prices, have seen significant increases.
The average price to acquire a property in Alt Penedès stands at around 171,800 euros, while in Baix Penedès, the figure rises slightly to 172,600 euros. Municipalities such as Olesa de Bonesvalls (256,000 euros), Olèrdola (205,000 euros), Sant Llorenç d’Hortons (201,000 euros), and Calafell (196,000 euros) show the highest values. This dynamic is influenced by proximity to the Barcelona metropolitan area and the coast, as well as the limited availability of properties.
The rental option is not far behind, also showing high prices. In Alt Penedès, monthly rents in Castellet i la Gornal (866 euros), Subirats (839 euros), and Olèrdola (819 euros) stand out. Vilafranca del Penedès records an average of 724 euros, and Sant Sadurní d’Anoia, 674 euros. In Baix Penedès, the municipalities with the highest rents are Cunit (741 euros), la Bisbal del Penedès (736 euros), el Montmell (717 euros), and Calafell (708 euros). El Vendrell is lower, with an average of 623 euros per month.
