For years, the strategy of moving outside Barcelona to find more competitive prices has been a constant. However, recent real estate market data indicates a paradigm shift: the price increase for second-hand housing in the province has reached 13.2% year-on-year, almost double the 7.1% recorded within the city.
This dynamic extends across the territory of Catalunya, where prices have grown by 14.2%. Although the cost per square meter remains higher in the capital, standing at 5,243 euros compared to the provincial average of 3,300 euros, the gap that justified the move is progressively narrowing.
Market analysis shows that while the capital remains an oasis of moderation compared to the national average—which has risen by 16.9%—the periphery is no longer the safe haven for tighter budgets. This phenomenon is causing the theoretical savings of living outside the major city to evaporate due to strong upward pressure on provincial prices.
