Rent caps curb price hikes in Barcelona

Official data confirm a containment of rental prices in areas declared as stressed markets.

Rental price regulation has successfully contained rents in Barcelona and municipalities declared as stressed markets during the first two years of the measure's implementation.

According to data published by the Generalitat de Catalunya, rental housing prices saw a minimal increase of 0.9% across the territory, while the Catalan capital recorded a 4.5% decrease. These figures contrast with the 9.5% increase observed in localities where these limitations do not apply.
Analysis of the first quarter of the year indicates that the average rent in Barcelona stood at 1,137 euros, representing a 4.7% reduction compared to the same period last year. Furthermore, the cost per square meter in the city has stabilized below 17 euros.
Regarding supply, statistics from the Department of Territory, Housing and Ecological Transition show that the number of new rental contracts grew again in the first quarter, reaching 3,404. This contradicts forecasts of a drastic reduction in supply, although the growth rate has moderated compared to levels prior to the regulation.
