The latest data indicates that the average income from rental contracts has grown by 18.4% in Montblanc, 18.7% in l'Espluga de Francolí, and 27.1% in Santa Coloma de Queralt during the 2021-2025 period. Initial estimates for the first quarter of 2026 suggest this upward trend is continuing.
In Montblanc, the average monthly rent has risen from 409.65 euros in 2021 to 409.65 euros in 2025, an increase of 75 euros. After a slight decrease in 2024, prices climbed again last year, with projections for the first quarter of 2026 placing the average at 511.97 euros.
In l'Espluga de Francolí, the increase has been comparable, with average income rising from 417.93 euros in 2021 to 496.14 euros in 2025. The price hike has accelerated recently, and the average for the first quarter of 2026 has reached 538.89 euros, the highest among the three municipalities studied.
Santa Coloma de Queralt shows the most pronounced increase, with a rise of nearly 98 euros per month since 2021, moving from 360.76 to 458.38 euros in 2025. For the first quarter of 2026, the average is already 482.70 euros.
Extending the comparison back to 2017 reveals an even more significant increase. In Montblanc, average rent has gone up by 34% (from 362.06 to 485.09 euros). In l'Espluga, the rise reaches 46.8% (from 338.06 to 496.14 euros), while in Santa Coloma it was 35% (from 339.51 to 458.38 euros).
The year-on-year comparison between the first quarters of 2025 and 2026 also indicates an upward trend: 2.4% in Montblanc, 9.7% in Santa Coloma, and a notable 16.5% in l'Espluga.
It is noteworthy that Montblanc and Santa Coloma de Queralt were declared 'stressed residential market areas' in October 2024, which imposes limitations on prices for new rental contracts. However, available data does not show a sustained decrease in average rents.
In Montblanc, the annual average grew by 3.4% between 2024 and 2025, and the first quarter of 2026 already stands at 511.97 euros. In Santa Coloma, the annual increase was 14.7% between 2024 and 2025, and the first quarter of 2026 is 9.7% higher than the same period last year.
L'Espluga de Francolí, although not yet part of these designated areas, is in the process of being included. The Generalitat initiated proceedings in July 2026 to add 53 new municipalities, including l'Espluga, to the stressed residential market areas, which could lead to rental price containment measures.
