The Girona regions have an inventory of 14,113 new properties without buyers, according to the latest data from the Ministry of Housing and Urban Agenda. This figure represents a slight increase of 71 units compared to the previous year, up 0.51%. Girona thus remains the tenth province in Spain with the highest volume of new construction awaiting sale, accounting for 3.12% of the national total.
The study, which uses indirect methods based on completion certificates and sales statistics, estimates that there are 452,670 unsold new homes in Spain. Madrid (66,627) and Barcelona (52,286) lead the list, followed by Alicante, Seville, Castellón, Toledo, and Santa Cruz de Tenerife. Valencia and Murcia are ahead of Girona, while Almería is just behind.
Within Catalonia, Girona is the second province with the largest stock of unsold new housing, surpassed only by Barcelona. The provinces of Tarragona and Lleida show lower figures. In total, Catalonia has 85,478 unsold new homes, a 2.38% increase from the previous year, representing 18.88% of the Spanish stock.
In relation to the total residential stock, new properties pending sale in Girona represent 2.74%, a percentage higher than the Spanish average (1.67%) and the Catalan average (2.15%). With this proportion, Girona is the ninth province in Spain where the stock of new housing has the most weight on the existing residential park.
The study does not detail the reasons for Girona's stock. However, an increase in new construction prices is observed, with an average price of 271,470 euros in 2025, 19.37% more than the previous year. In parallel, construction activity maintains a high volume, with 2,802 new homes approved in 2025 in the Girona regions, a 34.4% increase from the previous year, according to the Col·legi d’Arquitectes de Catalunya (COAC).
This trend of growth in construction continues during the first half of 2026, with 1,517 new homes approved in the Girona regions. Girona accounts for 19.2% of the homes approved in Catalonia during this period.
