The Generalitat has confirmed its commitment to revive the Strategic Residential Area (ARE) of La Canaleta, a project initially outlined in 2009 but never developed. This area, covering 82,800 m², is located north of Avenida Generalitat and is expected to allow the construction of up to 404 flats, split between free-market and subsidized housing.
The Government's commitment follows a letter from the Vila-seca mayor urging the unlocking of this ARE, which is part of the Generalitat's new housing plan aiming to gain over 200,000 homes across Catalonia. The lack of new housing developments has been a persistent challenge in Vila-seca, where demand, especially from young people, remains very high.
The push for the La Canaleta ARE and the new PAU.VI-1 polygon will allow for over 700 new homes, crucial for addressing the high residential demand in Vila-seca.
In parallel, the Vila-seca City Council is processing an urban modification to gain residential land at the end of Ramon d’Olzina Avenue. This sector, known as the urban development polygon PAU.VI-1, spans 3.5 hectares and represents some of the last plots pending integration into the urban fabric around the old N-340 road.
The PAU.VI-1 area, currently occupied partially by industrial warehouses, will have capacity for 300 additional homes, 80 of which will be subsidized. Besides residential areas, space will be allocated for green zones, parks, and facilities. This area is strategic, as the Generalitat plans to build the operational center for the Camp de Tarragona tramway there before 2028.
