Tarragona leads rental price increases in Catalonia, ranking third in Spain

The province of Tarragona saw a 16.77% year-on-year increase in December 2025, despite remaining the most affordable province in Catalonia.

The province of Tarragona recorded a 16.77% year-on-year increase in rental prices in December 2025, the third highest in Spain, according to the annual report by pisos.com.

The annual rental price report by pisos.com indicates that the average price in Catalonia reached 16.39 €/m² in December 2025, marking a 14.78% increase compared to December 2024. The national average price across Spain stood at 14.21 €/m².
Among Catalan provinces, Tarragona stood out with the strongest year-on-year rebound (16.77%), making it the third most intense increase in the country. However, its average price of 8.55 €/m² kept it the most affordable province in the region. Conversely, Barcelona, at 18.72 €/m², was the second most expensive province in Spain for tenants.

Market tension is also evident in the provincial capitals. While Barcelona was the most expensive capital in Spain (30.12 €/m²), Lleida registered the largest provincial drop in Catalonia (-10.58%) and its capital was the sixth most affordable in the autonomous community (7.63 €/m²).
