El Gordo Christmas Lottery prize money is not enough to buy an apartment in Cadaqués or Begur

The real estate portal Idealista published a report in December 2025 detailing how the net prize of El Gordo (328,000 euros) is insufficient to purchase 80 m² homes in several coastal towns in the province of Girona.

The top prize in the extraordinary Christmas Lottery draw, known as El Gordo, amounts to 400,000 euros per ticket. However, after applying the corresponding taxes, the net amount remaining for the winner is 328,000 euros. This figure, although substantial, is often not enough to cover the purchase of a home, especially in the most high-demand areas of the province of Girona.
According to a report on housing price evolution published by the portal Idealista, the average price per square meter in the province of Girona in November 2025 was 2,636 euros, representing an 8.6% increase compared to the previous year. With the net prize money, properties up to 124 m² could be acquired if the entire amount were dedicated to the purchase at the provincial average price.
The reality changes drastically on the coast. Localities with the highest prices make the El Gordo prize insufficient even for an 80 m² apartment. Leading the ranking is Cadaqués, with a price of 6,840 euros/m². A home of this size in this municipality would cost 547,200 euros, far exceeding the 328,000 euros prize.
If the size is slightly increased to 90 m², the range of municipalities where the prize falls short expands. With a limit of 3,644.44 euros/m² to stay within budget, Begur (4,000 euros/m²), Castell-Platja d’Aro (3.868 euros/m²), and El Port de la Selva (3,835 euros/m²) are added to the list. These towns exceed the 328,000 euro cost for a 90 m² flat.
In the case of seeking a 100 m² apartment, with a price limit of 3,280 euros/m², two more localities are excluded from the possibility of purchase with the El Gordo prize: Empuriabrava (3,349 euros/m²) and l’Escala (3,294 euros/m²). Their prices for a 100 m² home slightly exceed 328,000 euros.
On the opposite end, the most affordable municipalities in the province of Girona allow for a more comfortable purchase. The lowest prices are found in Arbúcies (1,172 euros/m²) and Riudarenes (1,259 euros/m²). Other affordable alternatives include Hostalric, Ripoll, Riells i Viabrea, and Maçanet de la Selva.
