Deltebre City Council has initiated the processing of a new residential sector in Riumar, which will allow for the construction of up to 49 homes and the creation of new public spaces and green areas.
Deltebre City Council continues its urban development plan in the Riumar area with the processing of a new residential sector. This initiative, approved in the October municipal plenary session, involves the planning of 22,639 m² of land currently without buildings, with the capacity to accommodate a maximum of 49 homes.
The new sector, located south of Àguila Pescadora street, will follow a garden city model, seeking harmonious integration with the environment and providing the necessary services. The Municipal Urban Planning Plan (POUM) already included this development.
The proposal allocates 14,173.43 m² to residential land. The remaining 37.39% will be reserved for roads, public green spaces (2,814.83 m²), and public facilities (1,157.84 m²). A 10-meter wide landscaped central avenue and a park area in the western part will be created.
Mobility will be improved by extending Fumadell and Bernat streets to Àguila Pescadora street, incorporating new roads and shared spaces for vehicles and pedestrians.
The initiative is public and will be developed through cooperation, with urbanization obligations borne by the landowners. The City Council will receive the public land and 10% of the urban development potential. The estimated cost is €1,376,466.
This project is in addition to other actions by the City Council to expand access to housing, such as the modification of the POUM to recover up to 400 homes in unfinished buildings.
