The Barcelona City Council has resumed negotiations with the real estate company Corp for a partial swap of Can Raventós in Sarrià, allowing private housing construction and frustrating neighborhood aspirations for a public cultural center.

After months of negotiations that seemed headed towards a total swap, the Barcelona City Council has surprised the Defensem Can Raventós platform by announcing the resumption of talks for a partial swap with the real estate company Corp. This new scenario represents a step back from the citizen proposal, which sought to convert the farmhouse and its gardens into an entirely public cultural epicenter, the new Popular Culture House.

"Protected housing can move in much lower orders of magnitude, around 400 euros per square meter. This drags the average value of the whole down."

The total swap proposal advocated by the neighborhood planned to transfer Corp's urban development rights to three different plots, including one on Monestir Street and two on Isaac Newton Street, near Tibidabo Avenue. Furthermore, an alternative location had been found for the 30% protected housing required by the High Court of Justice of Catalonia (TSJC), specifically a property on Josep Garí Street with capacity for 7,500 square meters of land.
District Councilor Maria Eugènia Gay had already warned the Plenary Council on December 11 that conversations were “very complicated” because the developer did not want to waive its consolidated urban rights. The neighborhood platform regrets that the partial swap would result in two public sections separated by a private building, breaking the unity of the project. Defensem Can Raventós has called for a protest action on February 10.
