According to the study 'Shared Housing in Spain in 2025' prepared by the real estate portal Fotocasa, the municipality of Sant Cugat, located in the Vallès Occidental region, leads the list of shared room prices. At 722 euros per month, it surpasses the average for Barcelona city (666 euros) and its most expensive district, Sarrià-Sant Gervasi (708 euros).
The room rental price in Catalonia reaches an average of 638 euros, making it the autonomous community with the highest cost in the entire State.
This trend reflects the widespread pressure on the Catalan market. The report indicates that renting a shared flat in 2025 costs 55% more than three years ago, with a national average of 521 euros. Within Barcelona, the most affordable districts are found in Nou Barris, averaging 536 euros, while the Eixample stands at 681 euros.
The high cost of housing forces 87% of young Spaniards to opt for shared accommodation to achieve emancipation, according to the report 'A Problem as Big as a House' by the Council of Spanish Youth. This situation contributes to the emancipation age in Spain being 30.4 years, the fourth highest in the European Union, according to Eurostat data from 2024.
Public concern is evident: the opinion barometer for the third quarter of 2025 indicates that access to housing is the main problem for 31% of Catalans, a figure that rises to 32.8% among those surveyed in Barcelona.
