Proposal to revive housing cooperative model in Gràcia to combat lack of affordable flats

Resident Jordi Bufurull has proposed reviving the successful Cooperativa Gracienca d'Habitatges model from 1958 to promote the construction of 500 affordable homes in Gràcia, seeking the involvement of local entities to avoid real estate speculation.

The proposal arises from the well-known shortage of affordable housing affecting both Barcelona and the Gràcia district. The author recalls that in 1958, four key neighborhood entities —the Orfeó, El Centre Moral, El Cercle Catòlic, and Lluïsos de Gràcia— united to create the Cooperativa Gracienca d'Habitatges.
This cooperative managed to build nearly 500 homes at affordable prices, located mainly in the final section of Travessera de Dalt, Carrer Camèlies, and the Can Baró area. Before construction, this area was an old quarry where shantytowns had been established.
The determining factor that allowed the flats to be affordable was the direct management of construction by the future owners, eliminating profit for real estate agencies. Bufurull points out that although times have changed, the objective of building without construction profit remains valid.
To make a new initiative possible, entities willing to lead the project must be found. In addition to the historical organizations, the proponent suggests the possible involvement of the Europa football club or even supermarket chains interested in using the initiative as a social appeal.
