The figure of 850 euros, registered during 2025 according to the Tinsa report, exceeds the Spanish average of 795 euros. This data confirms the province of Girona as one of the areas with the most expensive housing access regarding monthly payments.
Only five provinces across Spain register higher installments than Girona: Guipúzcoa (916 euros), Barcelona (961 euros), Málaga (1,149 euros), Madrid (1,255 euros), and the Balearic Islands (1,330 euros), which lead the ranking.
This high monthly cost is directly linked to the rising average housing purchase price. The average value in Girona closed 2025 at 2,058 euros per square meter, following a year-on-year increase of 10.5%, the most intense in all of Catalonia.
The average mortgage amount granted in the province stands at 167,131 euros, also above the state average (160,405 euros). Despite this context, the theoretical annual effort to meet the payment in Girona is 29.4% of disposable income, remaining below the critical 35% threshold.
