Lleida remains the most affordable province for housing in Catalonia

The price per square meter in Ponent stands at 1,123 euros, 42% below the Catalan average.

The province of Lleida established itself as the area with the lowest real estate prices in Catalonia during 2025, with an average housing cost of 140,499 euros.

According to data from the Notary Statistical Portal, the price per square meter in Lleida is 1,123 euros. This figure is nearly half the cost recorded in the Barcelona province, where the average price reaches 237,000 euros per property.
The report highlights that a buyer in Ponent needs to invest 3.2 years of their net income to purchase a property, compared to 6.9 years in Barcelona city. Despite the affordability, the region saw the lowest market activity with 6,672 transactions last year.
Regarding dimensions, homes in Lleida are significantly more spacious. The average apartment size in the province is nearly 100 square meters, which is 10 sqm larger than the Catalan average.
