Vandellòs i l'Hospitalet de l'Infant has become the municipality in Catalonia where second-hand flats have become the most expensive, registering a staggering 80% increase during 2025. This surge reflects the strong pressure on the local market, driven by high buyer interest and scarcity of available stock, especially in coastal areas.
This municipality tops the ranking for second-hand housing price increases in the Tarragona demarcation. Across the province, the average price for these properties closed the year at 2,156 euros per square meter, marking a 14.3% increase compared to 2025. Other municipalities such as Cunit and Vilafranca del Penedès also registered relevant, though much more moderate, increases.
“"The close of 2025 confirms a record year for second-hand housing in Catalonia and poses significant accessibility challenges for young people and families."
Regarding Catalonia as a whole, second-hand housing prices increased by 15%, the most significant annual variation in the historical series, reaching an average price of 3,247 €/m². The provinces of Barcelona and Girona lead the highest prices, while some Tarragona localities, such as Constantí, remain among the most affordable. This scenario highlights the impact of limited housing supply and strong demand.
