Tarragona Rental Prices Hit All-Time High Despite Government Caps

Average rents in the city reach 683 euros as housing supply continues to shrink across the region.

Official data from Incasòl shows that average rent in Tarragona reached a record 683 euros in late 2025, defying recent legislation aimed at capping housing costs.

The current average is significantly higher than the 664 euros recorded in early 2024, before the price regulations were implemented. While some areas like Reus saw a slight decrease, 28 out of 43 regulated municipalities in the province reported higher costs than before the intervention.

Experts from the URV and the Cambra de la Propietat warn that owners are moving towards seasonal rentals or selling their properties to avoid legal uncertainty. This shift has led to a dramatic drop in available contracts, falling from over 3,500 in early 2024 to fewer than 3,000 today.
