Tarragona Rental Prices Hit Record High Despite Rent Caps

Average rent rises to 683 euros in late 2025, pushing young residents out of the market.

The city of Tarragona recorded a new all-time high in average rent prices, reaching 683 euros in the third quarter of 2025, according to official Incasòl data.

Even though Tarragona was declared a stressed housing zone in 2024 to limit prices, the market has continued to climb. The current average exceeds the 664 euros seen before the regulations were implemented, highlighting the failure of current caps to curb rising costs.

Local residents like María and Claudia report that finding a long-term lease for under 600 euros is nearly impossible. Most available properties in the Tarragonès region range between 750 and 900 euros, which is unaffordable for those earning average salaries.
In tourist hubs like Salou, the situation is worsened by a shortage of permanent housing. Many locals are being forced to move to distant towns like Tortosa as landlords prioritize seasonal rentals over long-term residents.
