Catalonia registers lowest number of tourist flats since 2020

The supply of tourist use housing (HUT) has decreased by 11.3% year-on-year, standing at 46,915 properties, according to INE data.

The experimental statistics from the National Statistics Institute (INE) reveal that the tourist rental housing stock in Catalonia has dropped to 46,915 properties, the lowest figure recorded since 2020.

The year-on-year reduction between 2024 and 2025 was 11.3%, representing almost 6,000 fewer flats. This decline, which reaches 12.4% across Spain, coincides with the implementation of various legislative measures promoted by the Catalan and Spanish governments to favor residential rental.
Since August 2020, when there were 63,199 tourist use dwellings (HUT), the supply has decreased by almost 26%. The Barcelona demarcation has registered the most significant drop during this period, with close to 40% of tourist flats closed, falling from 26,000 to just over 15,700 last November.

The Spanish Government has positively assessed this data, attributing it to the executive's "decisive action" to limit the tourist rental stock in favor of residential housing.

Despite the sharp decline in Barcelona, the Girona demarcation currently concentrates the highest number of HUTs with 17,754, surpassing the 15,741 in Barcelona. Regarding the proportion of total housing, Sales de Llierca (Garrotxa) leads the Catalan ranking with 20%, closely followed by Portbou (Alt Empordà) and Cadaqués (Alt Empordà).
