Housing Prices in Castellbisbal Increase by 66% Over Ten Years

The significant rise persists despite the average price per square meter only increasing by 0.8% during 2024, according to the regional report.

The Observatori del Consell Comarcal del Vallès Occidental reported that the average cost of buying a home in Castellbisbal in 2024 was 66% higher than the price recorded a decade earlier.

This figure, extracted from the annual housing report for the region by the Observatori del Consell Comarcal del Vallès Occidental, highlights the dramatic evolution of the real estate market in the area. Although the annual variation of the average price in Castellbisbal in 2024 was minimal (+0.8%), standing at 2,099.17 euros per square meter, the accumulated increase since 2014 reaches 66%.
The study also indicates a sharp increase in the volume of transactions in the municipality. During 2024, 123 home sales operations were carried out in Castellbisbal, representing an increase of 41.4% compared to the previous year. This dynamic of rising prices and increased sales is maintained across the rest of the Vallès Occidental region.
Regarding housing type, a distinction must be made between new construction and second-hand properties. The average price for new homes during 2024 was 1,821.20 euros per square meter, showing a drop of 28.7% compared to the previous year. In contrast, second-hand homes reached 2,106.75 euros, marking an increase of 3.2%.

In 2024, a total of 10,948 home sales transactions were registered in the Vallès Occidental, a figure representing a 19.1% increase compared to the previous year.

The increase in transactions in Vallès Occidental (+19.1%) was significantly above the average variation across Catalunya (+8%). New housing experienced a 44.8% increase in transactions, while second-hand housing grew by 14%, although the latter segment accounts for nearly 80% of total transactions. With 11.4 homes sold per thousand inhabitants, Vallès Occidental is slightly below the Catalan average (12.2) but above neighboring regions like Vallès Oriental (11.0), Baix Llobregat (10.7), and Barcelonès (9.8).
