The number of rental agreements in Sabadell increased by 6.12% during the third quarter of 2025, with 694 new contracts signed according to official Incasòl data.

While this represents an increase of 40 contracts compared to the previous year, the figures remain at levels not seen since 2010. Real estate professionals in the Valles Occidental region describe the current situation as a 'supply crisis' rather than a price crisis, noting that demand far outstrips available housing.

The market is also seeing a shift as legal uncertainty leads owners to sell properties previously used for rent. Furthermore, Sabadell is experiencing gentrification as high-income professionals from Barcelona move to the city, increasing competition for the limited housing stock.
