The modification aims to adapt the urban project approved in 2017, which planned for the construction of a residential building and a new square, to the conditions set by the Catalan Water Agency (ACA) regarding the flood risk of the Sant Cugat stream. The goal is to maintain the residential capacity planned in the current regulations.
The action affects an area of 2,232.32 m². Its proximity to the Sant Cugat stream places the environment in a preferential flow zone where building ground-floor housing is prohibited for safety against potential floods. The reordering does not increase the number of planned homes (maximum 45) or the buildable area, and proposes relocating some residential capacity from the ground floor to the under-roof level.
The space freed up at street level will be transformed into open private-owned but publicly accessible arcades, enhancing visual permeability and improving access to the interior square. According to Andreu Iruela, President of the Territorial and Mobility Area, this planning will help unblock the abandoned state of the plot.
This modification is part of a broader plan for the Font Pudenta neighborhood, which includes the future construction of a roundabout at the intersection of the Sant Cugat stream, Quarters street, and the Ferreria bridge. Iruela emphasized that these developments will lead to a more connected neighborhood with better public spaces and more orderly mobility.
