Over one year, Sabadell registered 2,920 rental contracts, a figure representing a 19% drop compared to the previous year, a decline greater than the average for Vallès Occidental (-15.7%). This volume of rental contracts is now very close to the number of sales formalized in the same year (2,575), a trend indicating that renting is losing its lead as the primary means of housing access in the city.
This retreat in the rental market has not been accompanied by a moderation in prices. The average monthly price stood at 794.78 euros in Sabadell, with an annual increase of 6.2%, surpassing both the county average (+5.3%) and the Catalan average (+1.1%). This combination of lower supply and higher prices accentuates access difficulties, especially for young people and low-to-middle-income households.

In contrast to renting, the sales market has maintained a high level of activity. In 2024, Sabadell registered 2,575 home sales, 2.6% more than the previous year, positioning the city as the second municipality in Vallès Occidental by volume of operations, only behind Terrassa.
The main driver of this increase has been new construction housing, with 814 operations, 45.4% more than in 2023. This is explained by the completion of projects initiated in previous years. The average price of new housing in Sabadell is 2,384.25 euros per square meter, while second-hand housing is 2,098.33 euros, keeping the total average purchase price below the county and Catalan averages.
