The real estate market in Baix Llobregat and L'Hospitalet has reached a breaking point this March 2026, with sales activity hitting levels not seen since the 2007 bubble.

In Viladecans, property prices have reached 2,924 euros per square meter. Experts from pisos.com warn that current market values are becoming completely disconnected from local average salaries, forcing young residents to move further away from the metropolitan center.

"We are talking about figures completely disconnected from wages."

The rental crisis is even more severe, with a 63.7% increase in prices over the last five years. Average monthly rents in the area have climbed to 1,478 euros, driven by a chronic shortage of new construction projects in the Baix Llobregat region.
