New POUM in El Vendrell to Prohibit 6,500 Homes

The municipal plenary session approves the start of drafting the new urban plan, which will replace the one in force since 2000.

The Plenary Session of El Vendrell City Council has approved the initiation of work to draft the new Municipal Urban Planning Plan (POUM), which foresees a drastic reduction in the municipality's building capacity.

This new planning instrument, set to replace the one in force since 2000, will prohibit the construction of approximately 6,500 homes, primarily single-family residences, across an area of 318.23 hectares that were previously developable.
The decision, adopted unanimously by all political groups, also includes the approval of a Citizen Participation Program. This program will allow for the collection of needs and proposals from El Vendrell residents during the drafting phase of the new plan, expected to take place between May and July.
The Councillor for Strategic Planning and Agenda 2030 of El Vendrell City Council, Núria Rovira, explained that the current POUM anticipated the construction of 24,445 new homes. With the new regulations, this figure will be significantly reduced, prioritizing a more compact and efficient urban model in land use, in line with the Generalitat's guidelines on unsustainable land.

"The priority in urban planning is to fill the stagnant areas, such as Tancat del Galan, Botafoc, and Jardins de Coma-ruga, and, above all, to fix the old town of El Vendrell."

The new plan will eliminate 318.16 developable hectares and modify conditions in an additional 246.22 hectares, where 6,228 homes will be permitted. The POUM Advance could be ready by the end of the year, marking a significant shift in the municipality's urban development.
