With the approval of the new planning, a project stalled for 16 years will be unblocked. The planned development reduces building pressure around the Serralada de Marina and relocates part of the housing to various municipal plots within the urban fabric. Mayor Xavier Garcia Albiol highlights that half of the new homes will be social or affordable, responding to families with limited incomes and the middle class struggling to access the open market.
The new plan will limit construction in Can Colomer and promote 772 new homes in the city, of which 323 will be official protection housing. This project, which protects the area for its landscape value, will allow the transfer of building rights to different urban areas such as Pomar, Montigalà, and bordering zones between Pomar and Morera, Morera and Bufalà, and Can Claris and Raval.
Consequently, the owner can build 772 homes, with 130 in Can Colomer and the rest in the five mentioned urban zones. Of these, 323 will be official protection housing (half for sale, half for rent), and 120 of the latter will be ceded by the Badalona City Council.
Mayor Xavier Garcia Albiol emphasized the municipal government's priority to unblock urban development projects to generate new housing, aware of Badalona's territorial limitations. He described the operation as "well-rounded" because it prevents over-development above the B-20 and relocates a significant portion of housing to different parts of the city, ensuring half are social or affordable.
Garcia Albiol highlighted the importance of addressing the needs of families with limited incomes and the middle class facing difficulties accessing the open market. He noted that after two decades without new public housing developments, current projects represent a significant change, accelerating procedures and prioritizing the unblocking of these projects to create land and enable public housing construction in Badalona.
