Barcelona Opens Call for 36 Social Housing Units Next to Gimnàs Sant Pau

The homes, with rents under 400 euros, will be allocated through a lottery and reserved for vulnerable groups.

The Ciutat Vella District of Barcelona has approved the call for applications for 36 social rental apartments on Ronda Sant Pau, offering affordable prices and linked to the historic Gimnàs Social Sant Pau.

These one or two-bedroom homes range from 54 to 60 square meters in size. The rent has been set at 6.6 euros per square meter, resulting in a monthly cost between 356 and 396 euros, excluding community expenses. The management of this development, delegated by the Barcelona City Council, will be handled by the Fundació Hàbitat3.
As agreed in the district plenary session on March 25, 25 of the 36 apartments will be allocated through a lottery via the Housing Exchange. The remaining 11 units are reserved for vulnerable individuals and will be managed by social entities according to transparency criteria.
Municipal sources have reported that the call for applications will open in the coming weeks on the website of the Municipal Institute of Housing and Rehabilitation of Barcelona (IMHAB), with the lottery scheduled for June. The 25 homes to be drawn will be distributed with quotas reserved for specific groups: one unit for people with reduced mobility, six for residents of Raval, Poble-sec, and Sant Antoni, eight for those under 35 years old, and ten for the general regime.
To be eligible for one of these homes, applicants must be registered in Barcelona's official protected housing registry, have been registered residents in the city for at least one year, not own any other property, and have annual incomes between 15,000 euros and a maximum of four times the IRSC (Catalonia's Income Sufficiency Indicator).
This project is the result of a long-standing neighborhood struggle linked to the Gimnàs Social Sant Pau, a space that operated as a non-profit cooperative providing services to vulnerable people in Raval. After the original owner intended to sell the plot for luxury apartments, the Barcelona City Council acquired the land. Construction of the apartments began in April 2024 and is expected to conclude in June 2026, coinciding with the housing lottery. The renovated gym, featuring a pool, jacuzzi, and activity room, will continue to offer its social services on the lower floors of the building.
