A study by the real estate portal Idealista published on March 10 reveals that Barcelona residents need average savings of 103.000 euros to afford the down payment for a home.

Housing access in Catalonia presents a financial paradox: while monthly mortgage payments are significantly lower than rent, the entry barrier in the form of savings is increasingly high. In Barcelona, the monthly payment for a mortgage on a two-bedroom flat stands at 1,116 euros, which is 38% less than the average 1,794 euros requested for a similar rental.
According to Idealista data, Barcelona is the fourth city in Spain with the most expensive down payment, surpassed only by Palma, San Sebastián, and Madrid. The study highlights that the main obstacle for buyers is not the monthly payment capacity, but the difficulty of accumulating the initial capital.
