During the fourth quarter of 2025, 4,085 operations were formalized, surpassing the 3,948 recorded in the same period of 2024 by 3.5%. These figures, compiled by the Fòrum Empresarial del Llobregat, confirm a "sustained growth trend" in the sector.
This positive dynamic has been maintained for three consecutive quarters, with year-on-year sales exceeding 14,300 operations, a situation not seen since the first quarter of 2007, just before the real estate bubble burst. In the annual balance, most municipalities saw an increase in operations compared to 2024, although nine localities registered declines.
The most significant increases in absolute figures occurred in L'Hospitalet (+603 operations), followed by Viladecans (+252), Cornellà (+202), Esplugues (+170), and Sant Boi (+115). In relative terms, Collbató (+62.5%), Sant Esteve Sesrovires (+35.7%), and Esplugues (+28.4%) led the growth.
This sustained increase in real estate operations occurs within a context of strong pressure on the housing market. Experts from the Fòrum consider the construction of 8,299 new homes in the last five years "insufficient" to meet the growing demand. Factors such as the reduction in average household size, increased life expectancy, and a rise of over 45,000 residents have created a "perfect storm" of imbalanced demand and supply.
Projections indicate that the population of Greater Barcelona will increase by approximately 580,000 people in the next 15 years, reaching six million residents by 2041. Of these, about 323,000 would settle in the municipalities of the Barcelona Metropolitan Area (AMB). Given this scenario, various voices emphasize the importance of building more housing, especially protected and affordable housing, to address the crisis affecting thousands of citizens.

The Fòrum Empresarial del Llobregat insists on the need to promote policies that favor the creation of new housing, both public and private, to balance supply and demand. The goal is to move towards a more accessible and stable real estate market. In this regard, metropolitan Barcelona is already planning to double its projected housing, from 106,200 to 207,500 new flats by 2050, according to the Metropolitan Urban Master Plan (PDUM).
