Girona Drives Hotel Sector Growth with 13 New Projects

The province ranks second in Catalonia for hotel renovation and creation initiatives, according to an EY-Parthenon report.

Girona province has identified 13 projects to enhance and expand its hotel offerings, comprising 11 renovations and 2 new developments, making it the second-highest region in Catalonia for such initiatives.

The hotel sector in the Girona regions is set to implement 13 projects, with 11 focusing on renovating existing establishments and 2 on developing new facilities. This data comes from the "The Hotel Property Telescope 2026" report by EY-Parthenon. Girona thus emerges as the second province in Catalonia with the most initiatives, although significantly behind Barcelona, which leads with 27 projects.
In comparison, the provinces of Tarragona and Lleida show lower figures, with 7 and 5 projects respectively. The report does not specify the Girona establishments involved or the exact number of rooms affected by the renovations.
Across Catalonia, 32 hotel renovation projects have been identified, impacting 5,886 rooms. These numbers represent approximately 15% of renovations in Spain and about 20% of affected rooms nationwide. A substantial portion of these works, specifically 18 projects involving 4,204 rooms, are dedicated to 4 and 5-star hotels, accounting for over 70% of all rooms undergoing renovation in Catalonia.
Álvaro Monreal, Director of Strategy and Real Estate Transactions at EY-Parthenon, emphasizes that future sector competitiveness hinges on both developing new projects and adapting existing offerings to evolving traveler expectations.
In addition to renovations, Catalonia is also anticipating 20 new hotel projects projected to add 2,286 rooms. Half of these new establishments will be 4 and 5-star, accounting for nearly 60% of future rooms. In total, the autonomous community presents 52 projects, combining renovations and new constructions, affecting over 8,100 rooms. Xavier Trias Arraut, Managing Partner at EY Catalonia, attributes this volume to the market's maturity and investor confidence.
Nationally, hotel investment reached 2.4 billion euros in the first half of 2026. Domestic capital constituted about 65% of this investment, with increasing participation from family offices and wealth managers. The hotel sector also secured approximately 45% of new real estate financing in Spain during 2025.
