One in Four Homes in Girona Purchased by Foreign Buyers

Girona province solidifies its position as a key attraction for international housing demand in Spain, surpassing the national average.

During 2025, foreign buyers acquired 25% of homes sold in the province of Girona, placing it among the regions in Spain with the highest international demand, according to data from the College of Registrars.

The purchase of homes by foreign citizens continues to exert significant influence on the real estate market in Girona. This figure, indicating that one in four properties is bought by international purchasers, positions Girona as one of the Spanish territories with the strongest international demand.
According to the statistical yearbook of the College of Registrars, analyzed by the real estate portal Idealista, the province of Girona exhibits a distinct profile within the Spanish residential market. Only four provinces record a higher percentage of foreign buyers: Alicante (43.29%), Málaga (32.80%), Santa Cruz de Tenerife (30.04%), and the Balearic Islands (29.86%). Following Girona are Las Palmas (21.72%) and Murcia (21.42%).
This concentration of international demand primarily occurs in coastal areas with significant tourist and residential appeal, a group to which Girona prominently belongs. The province's 25% share significantly exceeds the Spanish average, which stood at 13.8% in 2025, and also surpasses other Catalan provinces such as Tarragona (15.86%) and Barcelona (14.21%).
Across Spain, foreigners purchased nearly 97,500 homes last year, setting a new historical record. Despite this absolute increase, their relative share in the market slightly decreased compared to 2024 and the peak in 2023, when they accounted for almost 15% of transactions. Registrars attribute this percentage moderation to the strong growth in the total number of sales.

This volume of purchases consolidates foreign demand as a particularly relevant factor.

The report also highlights a defined purchasing geography, where each nationality tends to concentrate its acquisitions in specific autonomous communities. In Catalonia, French buyers lead transactions among foreigners, a fact that aligns with Girona's importance in the Catalan market, thanks to its proximity, connections, and residential appeal, especially along the Costa Brava.
In absolute terms in Spain, British buyers remain the primary foreign purchasers with 7,665 transactions (7.97% of the total), followed by Germans (6,273), Dutch (6,071), Moroccans (5,524), Romanians (5,042), and French (4,918). The study also notes that foreign buyers typically acquire smaller properties, often intended as second homes.
