The city of Terrassa has given the green light to the Industrial Freixa project, which plans for the creation of a large residential and leisure complex in the city center. The specific modification to the Municipal Urban Planning Plan (POUM) for the area at Carretera de Montcada, 267, was unanimously approved this Friday, June 26. This initiative will involve the redevelopment of the former textile factory, which later housed the company Filicolor, and covers an area of 3,136 square meters.
Following approval by the City Council, only one pending step remains: validation by the Generalitat de Catalunya. The process, initiated in 2024, has been lengthy and included some "minor changes" from the original project. According to deputy mayor Xavier Cardona, these modifications are in response to sectoral reports on mobility, waste, and electrical infrastructure, but do not alter the fundamental aspects of the proposal.
Currently, the site consists of several disused industrial buildings, with the only preserved heritage element being a protected chimney standing 21 meters high. The project aims to free up space to create a central urban improvement area for new residential and commercial uses, as well as establishing a passage between Carretera de Montcada and the central Vapor Gran area.
The primary objective is to enhance connectivity between the Centre and Segle XX neighborhoods, fostering coexistence and social cohesion. This will link sectors such as Sala Badrinas, Plaça de la Terrassa Industrial, Pont Aurell i Armengol, and the Vapor Gran area. Additionally, approximately 800 m² are planned for urban green spaces.
Grup Salas, with support from GMG, will be responsible for developing the sector, rehabilitating 10,137 m² of built area. The commercial floor space has been reduced from 1,800 to 1,300 m² to expand the residential area, increasing the number of new apartments from 62 to 68. Of these, 25 will be protected housing (32%), boosting the public housing stock, while the remaining 43 will be market-rate.
The design incorporates varying building heights to adapt to the surrounding structures and will feature a single-level platform on Viveret street to ensure sufficient sidewalk width and facilitate smooth passage between Vapor Gran and Segle XXI. Other modifications include expanding parking spaces for bicycles and motorcycles, adding electric charging points, prior soil decontamination, and reserving land for electrical installations.
