The real estate subsidiary of CriteriaCaixa, InmoCaixa, closed the acquisition of the emblematic Estel building, located in the Esquerra de l'Eixample district of Barcelona, for 385 million euros on Friday, January 30, 2026.

The transaction, closed on Friday, January 30, 2026, involved the purchase of the Estel building from international investment firms Bain Capital and Freo Group. According to the selling companies, this is the largest acquisition by value for a single property in the Barcelona office market to date.
The complex, located in the Esquerra de l'Eixample, has a rentable area of 52,000 square meters. It currently serves as the headquarters for the pharmaceutical company AstraZeneca.
The Estel building is known for having been the former headquarters of Telefónica. Bain Capital and FREO Group acquired it in 2021 after it had been vacant for years and carried out a comprehensive renovation before selling it to InmoCaixa.
This purchase is part of CriteriaCaixa's Strategic Plan 2030, which seeks to accelerate the transformation of the InmoCaixa portfolio. The group prioritizes reinvesting in assets that generate “recurring income with higher profitability and potential for revaluation,” especially in the Barcelona office segment.
