Nou Barris remains Barcelona's most affordable district for rent in 2025

Average rent in the city hits 1,125 euros, while Can Peguera offers the lowest rates at 409 euros.

According to INCÀSOL data for 2025, the average rental price in Barcelona has reached 1,125.49 euros, significantly higher than the Catalonia average of 870 euros.

The data highlights a stark contrast between neighborhoods. Les Tres Torres remains the most expensive area with an average rent of 2,030 euros, whereas Nou Barris continues to be the most budget-friendly district in the city.
The five cheapest neighborhoods are all located in Nou Barris: Can Peguera (409 euros), Torre Baró (528 euros), Baró de Viver (589 euros), Ciutat Meridiana (601 euros), and La Trinitat Nova (637 euros).
District rankings show Nou Barris as the most affordable (793 euros), followed by Horta-Guinardó and Sant Andreu. Conversely, Sarrià-Sant Gervasi recorded the highest average at 1,595.58 euros, followed by Les Corts and Eixample.
