Buying a home in Franja de Ponent requires up to 8.6 years of net income

The financial effort to acquire property in towns like Fraga, Tamarit de Llitera, or Mequinensa exceeds that required in Lleida and Huesca.

The financial effort required to purchase a home in the Franja de Ponent approaches or exceeds eight years of net income, according to data from Fotocasa and the Tax Agency closed in December 2025 and 2023 respectively.

The analysis compares property valuations from the Fotocasa portal with municipal income tax statistics from the Tax Agency to determine the ratio between the average house price and the net disposable income per taxpayer. This ratio stands at 7.91 years in Fraga and 7 years in Binéfar.
In Fraga, the average house price is estimated at 180,272 euros, with a price per square meter of 1,785 euros. This is 7.91 times the average annual disposable income of 22,769 euros. In Binéfar and Tamarit de Llitera, despite having a higher price per square meter (1,830 €/m2), the average property price is lower (165,876 euros) due to smaller surface areas.

The financial effort to own a property in the Franja de Ponent is higher than that recorded in the reference provincial capitals, Huesca and Lleida.

The data shows that the financial requirement is even higher in other central towns of the Franja. In Mequinensa, the effort rises to 8.65 years of net income (with an average price of 197,625 euros), while in Benabarre it reaches 7.9 years. These figures clearly surpass those of the reference provincial capitals, where the effort is 6.99 years in Huesca and 6.9 years in Lleida.
