The urban development project will take place in the Pla de la Bassa sector, at the town's entrance, transforming land currently classified as non-developable and owned by the Catalan Land Institute (INCASÒL). This specific modification will allow for the creation of a new residential area bordering the already consolidated developable land.
The area subject to intervention spans 11,720 square meters, with 2,772 square meters designated for buildable floor space. The proposal includes the creation of approximately 12 plots for single-family homes, each measuring 231 square meters. Buildings will be permitted to have a ground floor, first floor, and attic. The estimated cost per plot is expected to be under 50,000 euros, aiming to enhance accessibility.
The new regulation, established by Decree-Law 6/2026 of May 5th, facilitates modifications in rural municipalities where non-developable land is reclassified for new residential uses, exempting them from the general requirement for affordable housing. This allows projects to be tailored to local needs.
La Fatarella thus becomes the first municipality to implement this new government urban planning regulation for rural areas, designed to provide residential land and meet housing demand to strengthen local roots. Mayor Jordi Rius highlighted the importance of housing for the future and for enabling young people to build a life project in the town, stating that this modification is a "decisive" step in addressing this issue.
