Construction Activity in Sabadell: More Projects, Fewer New Homes

The first half of 2026 shows an increase in permits and surface area, but a slight decrease in new home construction.

Construction activity in Sabadell during the first half of 2026 presents a duality: fewer new homes built, but a significant increase in the number of projects and permitted surface area.

Data from the Official College of Architects of Catalunya (COAC) reveals that between January and June 2026, Sabadell saw a 2.3% decrease in new homes constructed compared to the previous year, falling from 341 to 333 units. However, the number of permits issued grew by 17.7%, reaching 73 projects, and the permitted surface area increased by 10.8%, totaling 61,014 square meters.
Fermín Aparicio, delegate of the COAC in Vallès, highlights that Sabadell maintains high construction activity with more projects and investment, but the main challenge remains increasing housing production. Aparicio suggests that part of this growth might correspond to tertiary use buildings, offices, or facilities, rather than new residential developments.
In contrast, the rehabilitated surface area experienced a notable decline in the first half of 2026, with 8,034 square meters, a figure significantly lower than the 4,500 homes rehabilitated thanks to European Next Generation funds. Aparicio attributes this reduction to the conclusion of these aid programs, although the sector believes that bureaucracy hindered the maximum utilization of these funds.
