Most residential parking lots in Lleida are unsuitable for electric vehicle charging
Property managers and electrical professionals warn about the high costs and technical complexity of installing charging points in older buildings.

Property managers and electrical sector professionals in Lleida warn that most residential buildings are not adapted to install electric vehicle charging points, leading to high costs and insufficient power capacity.
Despite the progressive increase in electric vehicle sales, most properties in Lleida are not prepared for the installation of charging points in communal parking lots. This lack of adaptation generates a considerable economic cost, in addition to the disruption of construction work, and often the building lacks the necessary electrical power capacity.
Installing electric vehicle charging points in communal parking lots is a nuisance.
According to Elisabet Carbonell, Vice President of the Col·legi d’Administradors de Finques de Barcelona i Lleida (College of Property Managers of Barcelona and Lleida), legally there are no impediments; the project only needs to be communicated to the community. However, the technical complexity is high. An individual installation from the apartment meter to the parking space can cost at least 1,200 euros, a price that increases depending on the location of the meters.

In addition to the installation, the charging point must be legalized with an annex bulletin to the housing certificate so that the parking insurance covers potential incidents. Carbonell recommends community installation to reduce costs and increase safety, although many older buildings do not have enough power for a collective operation.
Currently, the province of Lleida has more than a hundred public electric vehicle charging points, half of which are concentrated in the city and its surroundings. Recently, the Lleida City Council has drafted a regulation to sanction vehicles that park without charging or exceed the maximum permitted times (between 45 minutes and 6 hours, depending on the power).
