According to the latest monthly report from pisos.com, the rental housing market in Catalonia remains under pressure, and Tarragona has emerged as one of the main hotspots for price increases. This 21.31% surge places it well above the Catalan average, which stood at 6.48%.
Despite this sharp increase, the province of Tarragona remains the most affordable for renting housing in Catalonia, with an average price of 8.98 euros per square meter. In contrast, the province of Barcelona reached 18.98 euros per square meter, positioning itself as the third most expensive in Spain.
On a monthly basis, Tarragona also saw an increase, albeit much more moderate, of 0.18% compared to March, being the lowest increase among the four Catalan provinces. Girona led the monthly increases with 2.60%.
The situation is also reflected in the provincial capital. The city of Tarragona recorded a monthly drop of 0.73%, the seventh sharpest decline among Spanish capitals. However, compared to April 2025, the rental price in the capital increased by 5.09%, making it the seventh Spanish capital where rent rose the most over the last year.
The report also indicates that the average rental price in Catalonia reached 16.72 euros per square meter in April, consolidating its position as the third most expensive autonomous community in the country, only behind Madrid and the Balearic Islands. Nationally, the average price stood at 14.64 euros per square meter, with a year-on-year growth of 11.33%.

According to industry sources, the main problem continues to be the scarcity of available supply against growing demand, especially in urban areas and zones with high residential pressure. Regulatory uncertainty is also cited as a factor affecting the market, as both owners and investors operate in an environment where rules are not always stable, directly impacting supply.
Meanwhile, Barcelona continues to top the national ranking of the most expensive capitals for renting housing, with an average price of 30.24 euros per square meter.
